Is Abodle free for tenants?
Yes. Tenants can browse properties, apply, sign tenancy documents, make payments and manage their tenancy through Abodle without a platform subscription.
What does Abodle cost landlords?
Abodle Basic is 4% + VAT on rent collected. Abodle Plus is 9% + VAT on rent collected and includes additional landlord services and protection features.
Do I still need a letting agent?
No. Abodle is designed to give landlords the tools to advertise, select tenants, sign agreements, collect rent and manage the tenancy directly. You can still use professional services separately whenever you want them.
How do rent payments work?
Tenants pay through Abodle using Stripe. Payments are tracked in the app, the Abodle platform fee is applied, and the landlord can see the payment status and history from their dashboard.
How is the tenancy deposit handled?
Abodle keeps the deposit journey and records organised in the app. The landlord remains responsible for meeting the deposit protection requirements that apply to the tenancy.
What can tenants do after moving in?
Tenants can pay rent, view tenancy documents, see payment history, report maintenance issues and message their landlord from one dashboard.
Can landlords manage multiple properties?
Yes. Landlords can manage multiple properties and tenancies from the same account, including payments, documents, maintenance requests and tenant communication.
